I ask, mainly because I grew up in Nova Scotia and spent a lot of time around the Bras d'Or Lake Lake region and Sydney, Cape Breton as a kid.

I am from NOVA too and looking for buy and hold rentals outside this area.

I was marketing in NOVA(mostly Arlington and Alexandria) but it was rather hard to get things going.

It's more expensive and lower returns than I see elsewhere but you can find positive cash flow which is more than I can say for most of what I've looked at in NoVa.

So finding a small multi-family may be difficult without going across to the Maryland side (I've seen a few) or stretching further down out of the NoVa area.  

There are some neighborhoods in Northern VA that were built post WW2 era (50s) that I think could be promising, but I'm not sure.Would you suggest going to MD where I know other investors/rehabbers are (but is tough for me to get to) or farming in those 50s neighborhoods in NoVA, where prices are higher and I know fewer rehabbers working?

Your right about focusing on Richmond as NOVA is ridiculously expensive.
