And given that, in a major city, there are hundreds of houses put on the market weekly, you need a method to efficiently screen properties to make sure they won't bleed money before you spend time analyzing, touring them ect. 

His methods are unsafe and unwise.

Options ive looked at are the Burrrr method, house hacking with fha living in the property for a year doing small upgrades and forcing appreciation refinance then rent and repeat that every year until we reach our goal.

So I'm strongly considering adding a handful of these to my buy & hold portfolio.I understand that there's no "risk-free" method to acquiring these properties subto, but have any of you had success over the long-term acquiring properties with VA loans attached?

Even though I had a full size W/D on site, I still used this method.....

My partners and I (3 of us) are based in Miami FL (not the easiest market at the moment) we are all realtors / brokers and investors, each have 20+ years of experience down here, have done multiple ground up single Family and duplex builds and currently have a portfolio of single fam and duplex properties.

I don’t know the guy and I almost feel sorry for him… Of course, if he is an imposter then I suppose the OP is on the hunt for frauds.I’ve never invested in a Syndication so my scam alert radar is not as sensitive as someone who has more experience in this method. 

We have done tons of non-occupied flips too (fast method).
