If there's some major interest rate easing in 2025 you might see a rebound in multi family investments in 2026.

A collective approach could put more pressure on the syndicators and make legal action more feasible if it comes to that.Unfortunately, these situations can be complex, and getting your investment back may take time and effort.

Hi everyone - I am working with some investors & found that I am being faced with the problem / pressure of reducing my commission as they say they are going to buy / sell several properties with me & will not sign an exclusive agreement that puts a time / place & create a sense of loyalty.

@Andrew Gavre there will continue to be upward pricing pressure for insurance in coastal areas for the next 2 years, just not to the 20%-30% rate increase we have been seeing. 

To clarify, my intention with Property 1 wasn’t to do a cash-out refinance but rather to see if I could lower the monthly payment to ease the negative cash flow.

If they’re still resistant, you might want to consider negotiating a compromise, like a smaller increase or a gradual rise over time to ease the adjustment.
