When I look at an investment, the question I ask is will it deliver the returns I want based on what is known, ignoring speculation. 

Tell them you want to give your tenants the ability to deliver payments into your account directly.

I have been looking into the South Philadelphia market as the area is expecting the Bellwether District, a megadevelopment of industrial and life-science buildings, to be delivered in phases over the next dacade.

The address reported in the transunion (I use Apartments.com) indicates they resided CT in 2017 and then the last reported current address was in NY in 2019.The prospect also provided their Driver's ID but it shows another address near the south part of Indiana.

Based on these Booking photos and comparing his driver's license photo from a few years ago, I suspect a drug problem.

But the cynical side of my brain knows the worst flippers out there will find a workaround for it and continue delivering low-quality flips to unsuspecting buyers. 

Interest rates are not the driver for me. 

I deliver a first rate, top of market product and rarely do I see my properties sit longer than a few weeks.
