If you don’t have much opportunity cost and over-seeing a flip doesn’t distract from other deal-making opportunities, then go for a flip.

All their eggs are in this leverage house trading basket so they have no other distractions to worry about.

I know this situation sucks, but the same thing could have very well happened if you were sitting in front of your computer all day and got distracted by something else, went to lunch, etc.The idea of "work on your business not in it" makes sense, but there are plenty of times where you need to be working in it still so I wouldn't be too hard on yourself.  

It is very easy to get distracted by Watch and also life in general.

And distracting I would think.

A house to house hack or something would be my recommendation but you don't want get too distracted at the start of your career. 

At the same time, getting your license could be a distraction from your real goals - think about what those are and work backward from there. 

It's in an odd spot and is distracting against the plain walls.

You could flip it and put the extra $100K towards buying a multifamily property but I see that as a diversion of your goal.If you have specific criteria and a plan I would stick to it and not get distracted. 

My complaint is the clutter traps sinkholes deceptive predatory terminology which is perpetuated to distract and confuse the mouse when looking at a snake.
