@Deven Wolfe It's ok to be under water if you are buying the property at a huge discount, have plenty of disposable income to pay the shortfall, and have significant reserves for repairs.

5-For OZ-you can use any capital gain-stocks -does not have to be real estate you are disposing of it-so for all you hedge fund gurus out there or anybody holding stock that has a huge unrealized gain in it-you can now sell and put in an OZ fundHope that helps.

Best advice is Not all foreclosures sell for a good deal, and most will not qualify for traditional financing, so if you are serious about buying an REO make sure you either have cash, construction financing, or commercial type loan at your disposal.
