I’m going through a very similar situation with Zillow claiming they didn’t get a rent payment however the charge was in the tenants account and the bank denied their money back after an investigation at the bank.Do you have any information on what you found out in your situation?

God forbid someone tries to claim you violated fair housing for denying them, you can point to your criteria and where they violated it and it had nothing to do with a protected class.

@Eric Gerakos this may be a silly question, but how do you deny partial payment... the tenant has been paying by Venmo/Cashapp (which may be a problem in itself) or are you just saying in terms of setting expectations with the tenant.

Insurance companies, and this includes umbrella policies, will deny or challenge your claim especially if the damage / claim is high and based on negligence or any fault of your's, READ your small print and don't think you are so good at landlording that accidents won't happen.
