The sisters want a down payment and interest on the deal which I'm trying to decipher a good amount.

I am listening to everything, and having to decipher a LOT of conflicting information, so I'm actually doing a hell of a good job here, and have made large strides of progress, so I suggest you take your insults and go find someone else to lay them on.

Just like with any other flip, it is all about the numbers and you have not provided enough details for anyone to decipher if this is a deal worth doing or not.If you purchase at land value, and assuming you just keep the foundation, how much will it cost in construction?

I realize it is hard to decipher multiple formats but trust me, contractors won't like having to figure out how to tailor their bids to fit into your format. 

I know people get paid alot of money to decipher the (tax) code but I hate that it is unnecessarily murky.

An attorney can help you... no one here will be able to decipher what is going on without reading the contract you signed and knowing the whole story.
