Homemade leases are dangerous.

One of the major dangers is caused by the bizarre reality distortion field people have regarding the term cashflow.

Some ego on all sides creeping through to protect ones own interests (which isn't a bad thing by itself, it can just be dangerous over the long-run) that may be making the convo even more challenging to resolve. 

The gurus never tell you that searching through the smoke and the mirrors in the game, extending yourself very uncomfortably into the unknown, being willing to invest and possibly waste your time searching for answers, actually building meaningful relationships, all of that's is a very big part, if not the biggest part, of winning in real estate.When Hannibal was told it was impossible to get his elephants over the Alps to invade Roman territory from the north, he responded with the following:"Aut inveniam viam aut faciam" I WILL FIND A WAY OR MAKE ONE.That's the attitude we need here.

New to the site.  Been working with someone to help me find properties for Section 8 in Cleveland. Prices are getting a bit high and looking for other decent cities to invest in.  Prefer Eastern part of the country.  ...

On paper, our municipality looks more dangerous, but if you spent 10 minutes on the ground you would realize the reverse is true.Some parts of the country basically have a "catch and release" program for criminal behavior. 

A couple reasons for this include:US Territory:As a U.S. territory, Puerto Rico enjoys unique benefits not shared by its fellow Caribbean islands.  

Remember, the notion of amassing wealth without investing is a dangerous myth perpetuated by self-proclaimed experts.

As far as education in RE investing, I'm also at the point where I know just enough to be dangerous.
