I think there are many reasons, and some of them that come to my mind (subjective opinion) are:1.

In my opinion, you are going to find positives and negatives in EVERY MARKET and you will also find investors crushing it and getting crushed in every market.  

In my opinion, even if you partner with a local PM company or turnkey operator your returns will drop significantly.
