"Good" doesn't mean cheap, "good" to me, means reasonable prices with quality finishes, good time management, adequate experience and no cutting corners.

I've done two house-hacks and parking has been an issue in both despite both properties being on a corner lot. 

Of course you can't just go to the bank on the corner and borrow 100% of what you need.

I think the ideal setup is probably ceiling fan and LED at four corners but that would be more expensive. 

I'm bullish around the Watsessing station in Bloomfield @Jordan G..  192 Bloomfield is spending some serious $$ on the corner of Watsessing and Bloomfield Ave.  

Competition is fierce and you can't cut corners in my opinion.

If you can move the window location from the corner into the middle of that front area, facade that would help.
