@Tom Cooper, I am new to investing and hear everywhere that to get a good deal would be 70% of the ARV - Repairs - my fee to wholesale, I go to several meetings and the investors I meet don't want 80-85% they want 70% (Not sure if they are just as new to the business as I am).

A party-wall agreement is put in place that covers the cooperation needed by the two owners.Since land is so expensive, I've seen folks buy a $400,000 SFH on a lot zoned for duplex, they scape the home and put a new duplex in place.
