I have a Breville (around $300) and it's big enough to cook a full size pizza or whole chicken, it toasts, has convection ability.

I don't think we have anything cooking right now in WI, I'll bring this up in our next legislative meeting.

This figure is for C class properties.  

It is maybe a couple hundred dollars to join and you can attend numerous classes and meetings.

.- After closing, you can do some of the work yourself to save money, but the program doesn't allow you to pay yourself.You will want to buy a Class B property, maybe Class C+, in an area that seems to be improving.

Don't forget the gurus selling the classes - another 98% group that will happily take your money (and probably makes more from selling classes than their RE investments).

You will hear about west side vs east side, while what is told is true, what is not mentioned is lower class areas are block by block. 

In addition, at cheap rent point in a market (not implying this is the case for your duplex, it could be the entire market is at this low rent point) the tenant class is lower. 

That said, I’ve found that properties in C-class neighborhoods tend to perform best with Section 8 tenants.

A lot of classes can be used in multiple states.
