That being said, this could mostly be cleared up if you're able to conversate with the person. 

My questions and points can help guide that conversation.1.

If you use Podio as it's designed to be used, it will streamline every thing you do--from managing leads, managing projects, reducing your internal email count, to making your internal communications more efficient because conversations (which otherwise might happen in email) happen "in context" -- of the client record in your CRM, the project, or whatever it is that you are discussing.  

Repairs made after conversion may be deductible, while capital improvements can be depreciated over 27.5 years or bonus depreciate depreciated.

The other is calling past landlords for references which I don’t think AI is ready for because I have had so many fake past landlords that I am able to sniff out in a conversation.

its an interesting conversation and for sure Palo alto Cupertino  and Los Altos and Los Altos hills directly benefit from 3 things.  1.

query=garage#sear...If you can rent a 2 garage at $450 without spending ~$150k for a garage ADU conversion, no work/risk of the ADU conversion, the lower maintenance/capex, easier eviction, no rent control, less tenant interaction, it will not convert your SFR to rent control, etc, it seems superior to the garage ADU conversion.  

I do have the text message conversation where the landlord agreed to the reduction in exchange of the two bedrooms.
