Matt,As others have said you need to find where you want to live,  I work with investors that find house hacking new construction properties give them great bang for the buck.  

There has been a ton of new construction for housing the past 4 years and that’s why vacancy rates are 10-12% and rental rates have dropped the past couple of years. 

You can just answer it without the jazz, and I bet you know a few places right off top of head where people WANT to live, right.
