My R&R cost for labor is $70-75/square, with some additional cost if more that one layer and/or decking needs replaced. 

Think of Sears, Toys"R"Us, Best Buy, CVS, Dollar Stores (600 Family Dollar Stores are set to close; 370 Family Dollar and 30 Dollar Tree), Walmart closed 11 in 2024 so far, Applebee's, Red Lobster, Stop & Shop, Rite Aid, Lehman Brothers (a 158 yr run), Bear Stearns etc.

Request minutes for the latest HOA meetings, statements, CC&R (Covenants, conditions, and restrictions). 

I found a couple of properties in decent school areas but it is pretty far from Huntsville and the P/R ratios are not that attractive.

Not any different really from BRRRRR (I add the 5th R for "reserves"); sometimes and some houses it is difficult to make it work but you can usually make adjustments that will pencil, such as leaving some equity behind.
