If you explain the process to the seller and they understand that you are the conduit to them getting it sold since they don't know anyone, you will have better mental success wrapping your head around the idea.

My electrician had to fix several “double tapped” breakers, a lot of exposed electrical wires (that had to be put into conduits/junction boxes) because of DIY repairs and “extensions”, and put in GFCI in kitchen and bathrooms, and installed a wall heater in one of the rooms.

Bigger Pockets,I am looking for a trusted electrician to do a decent amount of electrical work on my 3 flat.Including:Running new conduit through a newly built wall, running conduit through existing walls, moving fixtures, and adding fixtures.This is for one of my units, and I expect to be updating electrical throughout the building going forward so someone that is looking for some consistent work over the next couple months.Any recommendations are appreciated.Thank you very much!

Not showing up or responding when I'm trying to pick out tile and paint makes me unable to do my tasks as well, which I am doing to help move things along (technically I shouldn't have to do anything and just sit back after funding).Keep in mind I've done nearly all the demo, helped pipe conduit, directly managed clean up crew and roofers, sanded the wood floors, etc.

Most credit unions will go to 70-80% (most only go to 70% or less) on an investment 1-4 unit property however they may have limits to the amount of financed properties you have on your credit profile.Local and regional banks I've seen will allow non owner HELOC's as well so you may want to check out these two types of conduits for your HELOC.The larger national players usually are not fond of HELOC's on non owners, however I've heard wells will go to 60% on non owners at 6% or so but you'll have to check in with each bank.
