My advice is to find someone with a complimentary skill-set (local area knowledge and/or financial background) and see if you can team up with them on at least a flip or two and learn the process.

Rental income can be anywhere from 50%-150% more than what you'd earn as an LTR, depending on your design, location, whether or not you have an in-unit washer/dryer (uncommon in older highrises), proximity to the El train, and complimentary (or easily available in-building) parking along with being pet friendly.This said, the biggest hurdle with highrises in addition to HOAs (which can go up and/or CHANGE at ANY time) is the rental restrictions.

Thankfully these churches would like to have another revenue source and we often find the developments to be very complimentary for the church.All these churches would be open to selling the land/groundlease/JV depending on the developers goals and needs along with the specific church.I have a church in Fort Worth, T.X. that has 3.14 acres that they are looking at putting a 100 unit senior living/multifamily property (3 stories).
