A few comments:1.

Lucky for you, your own backyard is an excellent (and often overlooked) place to begin investing, thanks in part to Tuscaloosa’s proximity to Birmingham, UA’s steady enrollment growth, and the market’s favorable rent-to-price ratio.As for your comment about BRRRR, you’re right that it’s definitely one of the more time- and labor-intensive approaches.

Just a quick comment and recommendation about Roth conversion: Never convert cash into Roth; if you do - 100% of the cash converted is taxable.

I think communication seems to be the issue here especially with your comment on how the PM is unresponsive.

For the alley, I'm not sure I'm familiar with that set up, so I don't know that I can really comment on that.
