(I've walked the whole building but a couple floors at that time I couldnt do much exploring on other than the hallways.As for TI's --I think on each floor it would be negligible, (havent been through every one with a fine tooth comb) however almost all are built out fairly nicely - may need some paint or carpet at the least.  

The city has a lis penden list as part of their public records, with a new 50 or so listings added daily.My plan is to comb through the lists and find addresses of interest, compile a shortlist and then do a drive around to those properties.

But being able to comb through a ton of listings on just the basic data that could be imported from MLS would be amazing!

Skip tracing is simply a team of people who take the list, and comb the internet for phone numbers affiliated with that owner, then it's added to a new Excel sheet.

I've spent hours combing through documentation on the cities website and have found no clear cut answer on if i'll be approved for a rezone.

Keep combing the library books and forums. 

100% occupied and not triple net, go over the leases AND guarantys with a fine tooth comb.

Even the foreclosure market is pretty combed over.

You probably drive by 10 deals a day on your way to work.The way to buy in this market isn't to get an agent and comb the MLS. 

Go over the property with a fine toothed comb and fix what is needed and charge damage deposit.
