These days, a couple of things seem to be affecting how and where college age students are attending classes.

Most of the time they are young 20s and fresh out of college and never owned a pierce of real estate.

While it is an amazing investment, we got really lucky to snag one of the last viable duplexesOmaha, NE: Went to college here. left in December 2020, wish I would've bought a duplex before they pushed up 100-200k on average. 

Clayton county and the south part of Fulton (specifically College Park) have been great for us.

I have no degree in either, and currently do not have the funds to attend college to get a degree in either.

One thing I think I would do is either hire a professional market research company and/or get a local high school or college marketing class to do market research and surveys to see if there is interest and demand. 

You see it to a much smaller degree in Miami, as I was moving out we had 3 families rent out one 3br apartment two floors below us.

He thinks that many people with college degrees still have a hard time making a living. 🧐  My son is a natural entrepreneur.
