I have changed my rental strategy to short-term rentals and co-living (rent by room) to allow for more cash flow. 

At a certain point it becomes a lot of work but you can outsource a lot of the work by hiring VAs which is way cheaper than a management co (definitely not as hands off though)

If a warranty deed has been filed or even a memorandum of sale or a lis pendens, it makes getting clear title virtually impossible without the co-operation of the one who filed or having assistance from an attorney and maybe a long, costly, lawsuit. 

Fast forward, my brother and I co-founded a property management company in Boston, where we handle everything from tenants to transformations.

But as soon as you make a direct booking site and start an escrow account (among other things) you then cross that legal boundary between a co-host and a property manager needing a broker license (depending on your state).We CO-HOST for others and remain separated from those legal parameters that would consider us a property manager.

To me, PML is a friend of a friend or an Uncle or a co-worker's father.
