We have 60 rentals12 air bb units, Ohio  and Fla. 15-20  flips and wholesales, between buy and sell close at any point. 

Seasoning is the time period between from closing of the last transaction to the closing of the new transaction. 

I just bought my first STR and hopefully closing in February.

Avoid PMI and then go to a local credit union and get a heloc after closing to gift the money back.Have this as a tool in your tool belt but pursue use of the 3.5% FHA, knowing that you will be at a competitive disadvantage if you are competing with non FHA buyers, then you can call in the favor from your gift person.Just know that if someone gifts you down payment money, your bank will require them to sign a letter stating that it is in fact a gift that doesn’t need to be paid back.

Our home is located in a great neighborhood, right next to excellent schools, close to several hospitals, and other amenities. 

And all the folks that could never get a deal to close and lost their deposit to them and EM etc etc..

1) 50% rule is a well accepted generic approximation 2) hundreds of underwriting has shown it to be fairly close for my underwriting for a SFR purchase in San Diego.  

Schools are not great.I would not consider that area anywhere close to AT&T stadium, but maybe closer than CA. 

I'm in Peter's course and maybe it is different for me but I get my 10k back after doing a deal(s) worth $500k which is easy to do really.. feeling close to getting that done in the next few months.

Although my business partner has been with them since 2021 and learned how to close deals from their education.
