Some people cleverly refer to this as the 50% rule :)Also, I tried to weed out properties that require a significant amount of rehab work.Typically those properties will sell below market value and they will make the cap rate look deceptively high.I spent a lot of time putting this heat map together,so hopefully you find this information useful!

@Ivan Alvarado Check if the PM has multiple cleaning crews, takes care of laundry/linens, restocking bathroom items, property maintenance, etc.I'd recommend you ask them open ended questions and pay close attention to their responses.

But we shouldn't be at all surprised by the clever language that doesn't make this obvious to those who read these things with a superficial gloss which is precisely what the drafters are counting on.Bottom line, the cure for rampant overspending is less spending not more additional layers of oppressive taxation.
