I also look at it from the perspective of I now have extra cashflow to remove dangerous trees or do preventative maintenance to systems that have higher likely hood of causing damage.For the management I self manage for now so that fee just goes to me.

Especially cause it seems like it's been getting harder to cash flow and I'm a bit worried about that. but I definitely gotta be happy even if im not cash flowing day one like you said because at least im not paying a lot of rent. thanks for the advice! 

So I wont say not to buy cause I have and it has paid well but getting anything appraised is PAINFUL.
