BTW- I have no beef with COMMERCIAL Realtors as they are a completely different breed or Realtor.

Flat roofs have other issues, they always eventually leak and can puddle up large bodies of water for mosquitoes to breed.

Townhomes and Condos also present a whole host of other problems that close living seems to breed.   

What a great community we found here on BP and we're excited to learn all we can in the coming months. 

Every renter has to start somewhere, and most people will have something on their history or situation that isn't ideal, but that's part of the game.The felony is the only "real" issue I see, however I've had dozens of houses with dogs (of all sizes and breeds), and very often those backyards got thrashed. 

Find the best deal you can in the market you are in. 

You have to take the flea ridden canines if you want the good stuff.

I will continue to grind and learn as much as I can in the next year to two.

Will confirm once I find out the actual condition.My plan is to move into the unit bringing in the lowest rent for a year and then move on hopefully to another similar property and filling my unit with a new tenant.I wanted to post this on BP because I know there's a lot of people that know more than me and I've met people that are really genuinely trying to help everyone they can in the forums.

Whether you find the deal directly from the current owner or from another wholesaler, real estate is about being good with people.As for the specifics about finding deals, the Wholesaling section of Bigger Pockets can provide far more resources than I can in this one post.
