Unsold liens can be sold individually by the counties, if they want to bother with it.

In Vegas I wouldn’t even bother with an inspection, but especially not of a 4 year old home.

If the constant turn-over bothers you, but you like the idea of rental income - maybe the long term rental is the way to go.  

I am unsure that I would bother in less tenant friendly areas but suspect I would as the tenant typically has less resentment when they choose not to renew the lease than having LL not renew the lease.  

A good SF, wrap or sub2 candidate does not need to or doesn't bother trying to get a new mortgage for a while.I also use note or contract services.

So, I doubt anyone would bother to even try it unless the amount was more.
