One day several weeks after close, they sent me an "invoice" via email with no body, just an attachment with a jumble of line items - It included one of the two items they were getting a quote for me on (new flooring), some but not all of the items they were supposed to fix as part of the contract (with prices even though they were paying), and a few other items I was not familiar with. 

Complaints are always dicey when you live or have property in a jurisdiction they scan your license plate and have visibility into your property that may negatively impact you in the future.  

BUT.... but, but, but, also how a person manages will impact this.

I agree that rates have naturally adjusted with the rise in the Fed rate, and it seems like the 10-14% range may become the new normal for a while.I’m curious—what’s your outlook on how this rate range will impact new investors entering the market?

Flipping on a land lease with high HOA fees = challenges that could impact profitability. $700/month HOA fee may deter buyers, elongating your resale timeline, and could push your ARV closer to the lower end of your range.

Not having a payment gives you patience to select good tenants and opportunity during the tough times when others are freaking out from vacancy and racing to offer better incentives to put a body in their place.

Fees can certainly impact how the "true split" really looks at the end of the day.

The restrictions vary by location, but they can impact guest satisfaction and demand.

No offense, but anyone who claims a sale of $1 M of anything makes a noticeable impact in a market worth $280 B does not understand how large markets work. 

I find it continues to impact their algorithms as they continue to figure out how to attract hosts and guests and it further proliferates and already saturated market.
