I small bank can be in worse shap than a larger regional bank.The advantage with a smaller bank is that officers and directors are usually local, the loan policy can be more liberal and allow for more flexibility in lending than say BoA where guidelines are set in stone.

I bought a little farm on the edge of town couple yrs ago, 20 acres, noticed the lane wasn't plowed during winter, finally tracked down owner who was long gone out of town...he was in forclosure, worked with him and CW/BOA to do a short sale and got it done!

Try telling visa or BOA that you willpay it when youre ready....Now... enough of the soap box, here is a potential solution or two.#1 Split the monthly payment so that it fits the paydays of the tenanat, bi weekly, semi- monthly, weekly etc.... that can show you as a caring and helpful landlord.#2 Get yourslef set up to auto debits and every rent day, debit her account and get the revenue deposited into your account.
