By doing research we discovered that 1.0 acres was sold off in the 1960s and never caught by the assesment office, so the tax bills were too high for 40 years. 

Whether it is a single family home or a 4 plex, it is still one sewer line, one roof, one gardener bill, one tree trimming, etc. that cost the same no matter what.Best of luck!

On the other hand, I've been a lender for over 30 years and I can say for certain that past predicts the future when it comes to paying bills.

Unprecedented levels of investment in private and public projects have made Kansas City a major entertainment and employment hub.The Kansas City economy is diverse with numerous employment opportunities and a growing population.

Operators who were able to kick the can down the road may see huge increases with this year's insurance renewal or property tax bill, but there's no reason to expect another year of massive surges in operating costs. 

The meters, bills, old permits (should be available through the city planning), the appraisals, etc.Most appraisers check with the city on permits and non-conforming use while doing their research.
