I'm assuming you would need multiple bids on your business in order to get your biz?

This might work in a strong sellers market, or it might make people wonder what is wrong with the property to be priced so low (and then don't bother to go see it).While I like to price my listings in the middle range of what I think the market will pay, there are (for now) still lots of new agents that don't realize when you've priced low to hopefully start a bidding war. 

I have a project in Detroit that I'm looking to get some contractor bids on, curious if anyone has any good recommendations for contractors.

.* They have a vendor bidding system for all maintenance.

Plus you will submit a solid off, wait 45-60 days just to hear that you got out bid with no time left to counter.  

To clarify what was stated and what was done…Example: you bought parcel at “Upset” tax sale. back taxes owed etc min bid was 5000$ to county to cover thier taxes and expenses.. 

The problem here is it takes 6-8 weeks to close, and in the LA competitive market, that is too long to be competitive with other bids.

Problem is the cost of these improvements is not justifiable if you were to get bids on the open market.

Consider getting contractor bids during your inspection period to have more accurate numbers.3.

I'm comfortable with putting together estimates for the rehab, at least for the up-front financial analysis prior to getting real bids from contractors.What I'm less equipped to do is project the lease up story based on supply, demand, and other factors relevant to the area.
