What is the market value of a bed room and a bathroom  for the purpose of Comparative market analysis. 

I'm looking for a 10-20 unit, built after 1960, needs repairs and the unit mix are 1 bed and 2 bed because most people don't rent out 3 bed.

They are 2480sqft, 8 bed 4 bath.

Of those how many are 2 bed + home office or 3 beds, basically  suitable for a household earning $150K?
