For instance, one property seems to have an extra bathroom that is not listed in the county records.I plan to make some modifications, including removing a closet wall to expand a bathroom and taking out a kitchen island that contains electrical outlets and a switch.

I know the typical value add on a SFH is to fix up kitchens and bathrooms, and forced appreciation with ADU’s or new bathrooms and bedrooms, but how can you do this in a MFH?

The comps in the area for MF's were at minimum 550k.Since purchasing the home there have been many updates to it to include a fully updated 2nd floor unit, updated bathrooms on both floors, new kitchen on the first floor, new roof, new driveway, new paver patio, updated front porch.

SW also does a virtual color consult which we have done a couple of times when were trying to compliment existing colors so we didn't need to repaint the entire house or troublesome unique bathroom fixtures.

In 2020 I bought my first house 3 bedroom 1 bathroom and a 2 car detached garage for $175,000 and put a 10k downpayment on it and interest rate was 3.5%, in 2023 I decided to rent it out for $1350 mortage was $1106.62, in 2024 we raised the rent to $1450 and our mortage currently is $1144.76- I never put into account repair expenses, Capex, vacency until I read on rental investment properies book.

The bathroom tiling can be done before or after the rest of the floors and simultaneously during other portions of the rehab to save time - you should measure out and plan that your two floorings that meet are at the same height to avoid the inevitably ugly and clumsy transition piece.

There's a 500 sqft commercial space with a bathroom in the front of the building that doesn't really payoff to rent out due to the costs associated with it.
