Prosper averages a 3-4% default rate (I would suggest 5% to be conservative).I have been investing with Prosper since 2007 and their loans absolutely default.

Where I'm from people do not like living in apartments/high-rises and so on, but I think more options like that would make housing more affordable to the average citizen.

Nobody likes to work hard in the heat.The biggest concern in the past has been winter, but 2024 was the warmest year on record and we have seen +3F on average in every season, which really took the edge of winter (you can call it brown grass season now) while summers are pleasant 75-85F.The cost of living is low, yet the quality of live is relatively high.

Have you calculated how many properties or average monthly revenue it would take to reach that goal?

I know Virginia Beach is attractive but that average price for Alexandria strikes me as rather low.

I pay 8% in Vegas where my average rent is $2,000-2,2000.

Yup half of these ideas are OLD NEWS  I never equate Texas and low tax's LOL also my concern with build to rent subdivisions is not the rent or the first 3 to 5 years but the exit in 7 to 10 years which is average hold time for investors.. 

My building is averaging about 20k per unit.

Haysville is a lower-end suburb that has mediocre schools and slightly higher than average crime and narcotics rates in the city.
