Find a bad house in a good area, better than a bad area with guns and drugs.

Beyond the new stadium and whatever becomes of the GA Dome, you have an area with entrenched crime, drugs and general nastiness.  

A nice carport can help alleviate that but all being said I do not think it should be a deal breaker but you should expect to see a slight discount in rent and demand versus other comps with 2 car garages.

These are similar to the above but you have no clue if they're motivated to sell, want to try to alleviate their distressed situation, etc.

My realtor is also well versed in the off market stuff, to help alleviate the competition issue. 

These people must be on drugs.

There are many good areas to invest in, but unfortunately there are some areas of high concentrations of drug addicts, just like anywhere else.

What clearly has changed since 2002 is that we have become a one party state and rolled out the welcome mat for half of the nation's homeless and even larger shares of other states' drug addicts, mentally ill and child molesters.
