Time to time I think to myself... if I had an extra $1-2 million in cash I know exactly what I'd do (hence the private REIT idea), but I am continuing to add 3-5 properties/year with my own cashflow.I've been able to acquire all my properties based on several algorithms I've designed (I have a whole slew of formulas including my own in-house comps-calculation that identify cap rates out of the box based directly from realcomp data)...

They might have a great algorithm, but it doesn't take into consideration the elementary school abutting the backyard, the freeway a block away, an overbuilt or underbuilt house, that in some neighborhoods a pool actually is a negative value, a garage converted into a bed & bath, a one car garage in an area of two car garages, etc. etc.

The algorithms that are used to make your credit score are confusing bit I find going to www.creditkarma.com gives you grades on the different categories the algorithms use.

I dont know if the cd loan thing will work right now unless you can manage a low interest rate on the loan >5.75%you may want to up the card useage just a little , about $50 a month should be right about where the creditors like you , taht will raise the average balance on the card up to the 10% that they like to seetheres a whole formula to the FICO score thingCredit scores are numerical indexes based on an algorithm developed by Fair Isaac Company, called a FICO score.
