Brendon congrats on the purchase.To my knowledge and from experience you should charge late fees if they're late on their portion. 

I already have the knowledge, experience, and systems in place to do about 20 properties this year.

I also self-manage my portfolio, but I also live here and have the time/knowledge/resources to do so. 

Where I live in SC you HAVE to have local knowledge to make things work.
