I got them to slam the brakes on that deal and was able to sell that home for $121,000 more than that dirtbag wholesaler was offering.I'd be remiss if I didn't stipulate that there are some incompetent Realtors out there - just like any other profession.

@Todd Young, It's a very delicate gas pedal/brake pedal exercise and much really depend on your lendability and pace at which those current units will sell not to mention the availability for a building that you're looking for.From the sounds of it, Locating the building will be the toughest part.

There are also two style aftermarkets I have used for flappers, one is the regular rubber and the other is a cup style, I have had better luck with cup style.Real hard water though, its probably going to be an ongoing issue as the valve are pretty cheapy on all the aftermarkets I have seen.
