I think what's important here is whether or not the repair was a cap ex repair (full roof, full siding, furnance, ect) or a series of small repair (carpet in one room, paint in one room, light fixtures in a couple rooms).If it's a big ticket repair then it gets depreciated.

The Property: 1) is 100% occupied with about 15 tenants (of all sorts) 2) has a cap rate at about 8.0% at last ask. 3) is 3 stories is in what I consider to be a good location 4) has an elevator and 40+ parking spots is more than 15k sq ft but less than 20k sq ft.

You might try asking for what I got from my one of my lenders,  they offered a 15 year note on a 5 year ARM with a cap of a 3% rise in rates.
