To support some of the challenges some residents may have that feel they conserve while others don't, you can also take the # of occupants and the square footage and come out w/a higher ratio for larger units w/more people.  

IN 2005 there was a builder in Vancouver WA who got over his ski tips and built 25 duplexs all at once but only sold 5 in 6 months and their bank was hounding them..

@Kevin Hintz yeehaww interest rates are lower and saving account growing for capital and I have chosen couple of class A and B neighborhood in Myrtle Beach, SC and the Washington DC areas to buy from; also met some realtors and getting familiarized with those area landlord/tenant laws. 

Other wise land is tied up entitled then closed.. 95% of the time here in Oregon/washington..

That leaves you with NV,WA and now TN. 

Washington State has already enacted a similar law. 

I didn't ask for these deals nor did I seek them out, they just fell into my lap.In fact I'm sitting on two apartment bldgs in DC, that I'm vetting the deal, to see if it is worth sending to my buyers.
