We have lesser finishes, but if we refaced the cabinets (since it's cheaper than replacing, and more durable than painting) and swapped the countertops (laminate) we could likely demand more rent, especially since it's a top-floor unit with vaulted ceilings, a huge master, and no shared walls. 

We have a friend that is also a landlord, and we want to do a swap of 2 houses.

Before this business he would buy wrecked Yamaha R6 motorcycles and disassemble them in his garage, selling every single piece, part, nut and bolt that wasn't damaged, individually at swap meets and online. 

Will swap temporary property management coverage with like-minded investors in exchange for same.

If rates are still low at bond maturity, they will likely do the former, but they can swap a certain percentage of properties within the portfolio during the term, as outlined in the terms of the debt—in these bonds about 10% of the properties can be replaced to balance the portfolio.So, what about economies of scale?

I did some things myself that I like doing - a little trim work in the kitchen; swapping out a bathroom vanity.

Therefore, those parts can be swapped out. 

An interesting situation came up where one potential buyer proposed an Equity swap to be used as a down payment, where I would take ownership of their property in Waukesha, and then I would seller finance to the buyer the remainder of the balance owed on my sold properties.
