In other words, there are certain parameters you have to be within when identifying replacements, so if a deal goes south for some reason, after filing the papers that identified that property, you might lose the opportunity to take a 1031 at all.

If its not his company and your referring to the real estate company down south, absolutely DONT invest with them. 

Things go south, I assure, with absolute certainty, the banks WILL, ruthlessly, mercilessly, do anything/everything at there disposal.

Chad and his business partner currently focus on long-term rental properties and private lending in and around the college town of Clemson, South Carolina with a portfolio of 90+ units.

I also think that looking further south along the coast will be a good move.

This sort of deal could go south very easily and for that reason I stayed away.What would you do?
