It's been six years and she now has a large single-family home on land (she covers the mortgage by renting out rooms), a nice fourplex, a nice office building (she occupies a large office and rents out other spaces), and a brand-new Ford F150.

Late fall of 08, picked up a 3/1/1 in a decent lower middle class income neighborhood. paid 50K, put about 9K in repairs (did them all myself which took too long but I learned a lot), used hard money for purchase and repair (don't remember the terms now), refinanced and rented out in the summer of 09, same tenant lived there ever since and has verbally committed to 3 more years.

P&G is wonderful for Mooresville, Davidson, Huntersville, and Sherrils Ford. 

Some people buy Fords, some buy Chevy, but they all get you where you need to go.  

I have a big backyard which I am planning to rent as open storage for the time being, although my long-term plan is to divide my lot using SB-9 and build a new house in my backyard.
