But, I also have a couple of other thoughts.Are you also advertising and posting ads in French for a rental in Montreal, where the majority of the people speak French at home? 

Is there a French drain already in the house?

We painted the interior, added backsplash in kitchen, laminate floor in BR's, changed some light fixtures, and faucets.Contractor solved the surface water that plagued the foundation- added french drains, graded exterior, replaced the rotted gutter system, and new vapor barrier to crawl space.

Gotta remember that royalty didn't care for early America, especially after the French took on some of our ideas and got rid of their royalty.

Is what I just said French to you?

Are they the kind of LO to explore every avenue before killing a deal?

@Austin French, South Florida is a very large space.

One that a client recently purchased had been built to  have an entry leading off of the far side of the driveway into the guest house; it had a small courtyard in the rear accessible via french doors that was dedicated tenant space and did not provide access to the family's lanai and pool area. 

And if the entity (title co) is out of business.. you just might have been double f*%&$% -- excuse the french.
