Because I already owned properties in Latin America and Europe, I started to answer these questions as my contribution to BiggerPockets and the forum.There used to be an international sub-forum and I was the main contributor, reason why I was invited a few years back to attend a call with CEO Scott Trench and the other top sub-forum contributors to give our advice on the last changes in the forums.

Most Americans are not financially literate or financially independent.

Itś more complicated in the African American Community.

No active problems, but is an old house with basement crickets, house centipedes and the occasional american cockroach  coming up the plumbing. 

Depending on the country I would first see if any local banks will loan to Americans. 

Switched to a business policy with the help of a broker once I had 2+ properties... set me up with American Family, $550/year total for 3 SFHs, and I get even better coverage.
