@Jon HoldmanI appreciate the kick in the as*, this made me realize I should factor a larger portion of my proceeds to the "UN-expected".I have to agree, some years you do have it great and some you dish out a TON of money.

Keep a set of dishes in the refrigerator so they are dust free.

Nobody does dishes by hand, so if it can't go in the dishwasher, don't leave it to be used. 

Basically I was interested in the 203(k) for minor to major cosmetic repairs that I wouldn't have to dish out with my own money which would in my eyes be a better ROI.
