It went in SO MUCH FASTER than the tile, and with the Hello Kitty shower curtain closed, you can't see it's an insert.So I agree that it looks better to have a tiled bathroom.

The one next door smells even worse and the tenant never answer their door( they turn out to run a kitty mile there).

@James HockerYou may be able to refinish the hardwood floor.If you have an oil stain on an asphalt drive, try mixing a past (1:2 or 1:3) of TSP and kitty litter with just enough water to give it a consistency like stiff oatmeal.  

In the past year I lowered the pet deposit and added the $25 pet rent (which stays in my pocket), and nobody blinks.My lease also includes a clause that if puppy or kitty is a problem, puppy or kitty has to go. 

It's sad when this happens, but the blame should be where it belongs.When my husband and I bought our house in 1978 in WA, on the day we move in, we found a mama cat and her kittens in the closed master bedroom closet with food, water and a kitty litter box.  

Seven month later they moved out over one weekend leaving me with 40+ bags of garbage, utilities off and spoiling food in the frig and a kitty litter box full of....well, you know (and no pets were allowed in the place).Since then I've had at least three other applicants put down friends names as landlords. 

I would have written in regardless, but that adorable Kitty made me write in immediately. 2:00 in the morning.

Tenant is liable for animal damages, must pick up after dog poops, clean out their kitty litter box regularly, obey leash laws, etc etc etc...(4) Have your lease amended saying if a tenant is prescribed a ESA during their lease they must first clear it with you and provide documentation and allow you to verify, failure to obtain written permission from landlord prior to introducing an ESA is a lease violation.(5) Also clarify that if an accommodation is a no pet accommodation, an verified and documented ESA requires the landlord to waive the no pet clause, only for that specific ESA. 

By itself, my regular job well outpaced my expenses, such that everything else was going into savings, so having the RE has just meant having another full-time handsome wage earner in the house adding to the kitty. 

I know right now you have at least a dozen straw-mans, red herrings, glittering generalities, and false analogies you can't wait to type out so I'll give you the last word.I get it Brian, you need to defend your position with the utmost passion and verve in spite of the facts laid before you because the alternative is admitting to others, but really yourself, that you were not right in this particular instance and the thought of that being the case repulses you to the very mantle of your being.
