Figure your PM at 8- 10%, you will have garbage, lawn/ snow maintenance, water sewer, your taxes, insurance and loan payments. if there is common hallway or outdoor lighting, is it metered separately, if so, you will have that expense as well.

Ok Stephen heres the deal i have to do the repairs and the payments are 1500 a month right now there are 2 apartment rented the first floor has to be done over complete to make it an apartment the two rents equal the 1500 the new apartment would bring in 1300 a month taxes are 5500 water an sewer are 1050 ins 2400 snow removal 500a year put  away 500a ayear for repairs the 1500 goes towards the principle theres no interest and the balloon payment in 5 years

So, my numbers look like this:$1,580/month income$400 "lease" payment to Owner$80 Lawn/Snow$60 Trash Pickup$90 Water/Sewer$125 Electric$125 Propane for Hot Water$150 Maintenance $250 Property Tax$50 InsuranceShould leave a net cash flow as-is of $250/month.

We do not get snow but a lot of the new units in the area are going to higher amenities which includes 1 car garage, granite , etc.
