I don't know why this basic fundamental is lost on so many but it is just that simple.

If someone is going to cry about their ROI% on 1 rental property over a tiny 3 year window, it shows that they have a fundamental lack of understanding of how the rental property business works.When cap rate and ROI estimates are provided,  that is a general indication of the how the average of properties in that asset class will perform over time.At any tiny window with 1 small sample size you can greatly outperform and underperform.

I always recommend investing in areas with strong underlying fundamentals: jobs, limited housing supply, desirability/ high demand, population growth/ net in-migration, affordability, etc.

Even with professional management in place, you’re going to deal with a lot more issues that cost time, money, and headaches when investing in higher cap rate properties compared to places in locations with stronger fundamentals and better tenants.
