House hacking is how I got started, and it’s hard to beat for creating seed capital in order to fund more investing.

Starting your own business would be a good solution as well, if no one will hire you, although most businesses require some seed capital to get started.   

My job is to plant a seed, and help show them what I view as most similar comps based on logic.   

For accredited investors (though not all deals are limited to accredited investors), it's nice to plant those investment 'seeds' across multiple markets, in multiple sectors, getting the upside of appreciation/depreciation/tax advantages/distributions that real estate offers, and passively doing it via syndications is a model that works for many.

Then we put a Heloc on it for REI seed $, rented it out, and moved down to a doublewide for 5 years on purpose.
